Southwest San Clemente is a beautiful part of California, and it houses some of the most terrific views that you will see in the US. With the decline of the housing market, it became scary business to buy a home, but that was only if you were buying in over your head. For the last several years, real estate has made a valiant effort to recover, but it is still nowhere near its past glories. Most of the homes in the Southwest San Clemente area, for instance, are still the property of their owners, with no desire to sell any time soon. While that makes it extremely difficult to buy into this market if you are one looking to do so, the good news is that of the few homes that are available, many are from distressed owners. Short sales are certain for getting you into the home you want at a price that is beyond affordable. But in order to get there, you will need the following:

An Agent that Knows the Market

A real estate agent, who knows the Southwest San Clemente area can really place you in a position of advantage, because he has intimate knowledge of who is selling, what they're asking, and what they will ultimately take in order to get out from under homes they cannot afford while avoiding foreclosure. If you have your pre-qualifications met, then you can really mop up with big savings.

Responsible Credit Rating

Many of these homes, though distressed, still may not be within your price range when it comes to paying cash up front. If you have to take on a mortgage, however small, then you will want to make sure your credit rating shows a history of responsible behavior. Mortgage companies want to know that you do not take on too much, and that you will always make your payments on time. Not doing so could place you in the same boat as many of the distressed homeowners looking to sell.

Responsible Debt to Income

Even if your credit is sound, you cannot be guaranteed that you will meet the pre-qualifications of a short sale home without a responsible history of managing your debt to income. If a mortgage company feels that there is not enough discretionary income in your budget to continue making payments responsibly, then you could be out of luck whether you think you can afford it or not.

Getting these issues taken care of upfront will put you in a position of extreme advantage when it comes to capturing one of the few short sales that are out there on the market in the Southwest San Clemente area. Once you are in control, be prepared with an offer and act fast!
