San Clemente Homes For Sale Under $1,000,000.00

San Clemente is an area of California synonymous with higher quality ways of life. Those looking to break into these home markets may find it difficult purchasing a home for less than $1 million. Even with the housing downturn, many of these homes are still either not on the market or in high demand compared to the level of supply. Still, you may be able to find a home for less than seven figures if you target your search to a few key areas: The Reserves, Marblehead community and Sea Pointe Estates. These locations give many potential home buyers exactly what they are looking for. However, to get in at a price that scales below $1 million, it is important to act fast. Many are short sale homes that will not stay on the market long, and there is a lot of competition to get in.

The Reserves

This community is a vast gated community with access to great amenities such as a community pool and spa. It's the perfect place to raise children with its vigilant security that makes sure only those, who live there can come and go as they please. Most of the available homes were built in the 1990's, and have held up well over time. There is even a small chance that you will be able to secure an ocean view home for the reduced price tag.


While the Marblehead homes were mostly built during the Reagan administration of the 1980's, they have managed to make it into a new century in tip top shape. Few people that live in the Marblehead area ever want to leave it. Some of these homes have been known to sell at around $600,000, making for a super cheap luxury home in an even more luxurious community that is home to retirees and business professionals and their families.

Sea Pointe Estates

One community that was significantly affected by the amount of short sales and foreclosures that stemmed from the housing crisis is that of Sea Pointe Estates. Recently, this area has started to show up more in the less than $1 million range. In order to qualify for one of these homes, it is greatly important that you have your pre qualifications met and that you approach the seller with your best offer upfront as the competition for these homes can get quite fierce.

Through the buying process, you need a real estate agent, who really knows how to maneuver in the San Clemente environment. Trust only in those that have the mix of experience and area knowledge if you really want to get a good deal. Breaking in is a challenge, but looking in the right areas and to the right agent is how you do it.
