Laguna Beach Homes For Sale In 300000 Range

Locating affordable housing in the Laguna Beach area used to be something that was almost impossible to find. The very thought of snatching up homes in the mid $300,000 range was considered ludicrous-a thing of the past-for some. However, as the economy has continued to sour and the housing market has struggled for repair, more and more homes are becoming available for under $400,000. To have a shot at these great homes, there are some things you should keep in mind. The first is location. If you are going to find a home in the mid $300,000 range, then you will need to be prepared to live somewhat removed from the beach itself. However, this is of little concern to most, because most of the prime beachfront is just a 10-minute drive away, much better than the thousands of miles that many who dream of living here dream about.

If the distance does not bother you, then you will want to focus on the area of Laguna Canyon. Laguna Canyon is one of four prime real estate areas in Laguna Beach. The other three are Laguna Village, South Laguna and North Laguna. The areas to find the most afforadble housing in the current real estate climate are the "Terraces Laguna Beach" & "California Cove" communities where there have recently seen a lot of short sales coming to market in the low $300,000 range. There is even one condo for sale in the North Laguna Beach area near Heisler Park, one block away from the Main Beach, that falls within the pricing criteria. Other condos to consider are those at Wesley Drive in South Laguna-some of the few that offer ocean views for less than $400,000.

To be considered for one of these homes, you must have your financial affairs in order and be prepared to act quickly. Most are listed as short sales, in which the owner owes more than the sale price and is working with the banks to get out from underneath impending foreclosure. These buyers are motivated to sell, but it is important to note that you will be going up against many individuals, who are equally as motivated to buy. As a result, these homes and condos do not stay available for long, and as the old adage goes, "If you snooze, you lose." Winning a short sale means you should be working closely with a short sale agent, who can help you through the paperwork and requirements involved with purchasing a short sale home. Your agent, in order to be effective, must be extremely knowledgeable of the area and willing to work hard to ensure that you are aware of openings as they become available. If you can find an agent like that, then you are well on your way.
