By: Gen Wright

Laguna Beach is not a cheap place to live, but it can be very rewarding. And with the housing market in a downturn as it has been for the last several years, you could get a much better deal than expected by simply finding a good agent familiar with the area and making an offer. But before you do that, you need to know as much about the Laguna Beach real estate market as possible. You won't have to look far to find valuable information on this area. It is a place where most homes sell in the seven figure range. At any point there may be hundreds of homes on the market in Laguna Beach alone, but in order to find the real deals, you must know where to look and whom to trust with your search.

Where to Look

There are many different streets where you may want to begin your search, among them South Coast Highway 31 and Anita Street. Pelican Drive and Cress are also premium neighborhoods. While not all of these homes will carry with them the square footage of a place like Talega in nearby San Clemente, they are all of the highest construction standards, and the use of space is impeccable. Add in a beachfront or ocean view thanks to nearby developments in Dana Point and Newport Beach, and this area is a treasure trove of available homes.

What You Will Pay

This depends on how closely to Laguna Beach that you actually want to live. If you are living in the heart of the area itself, do not plan on purchasing anything for less than $2 million. However, with the number of short sales on the rise, it could very well be possible to locate a home for much lower. However, getting the sale will require that you act fast. And acting fast means that certain factors should be in place. For starters, you must have your financial affairs in order. Make certain that your credit rating is high - think 750 or above - and do all you can to eliminate large amounts of debt as this could disqualify you based on ratio to income. Also, you will have to find a good real estate agent.

Why the Real Estate Agent

Laguna Beach is a place where you could end up paying too much money for the home of your dreams if you attempt it on your own. The real estate market is undergoing a unique change that you can really profit from if you know where to look, how to act, and when to make your move. A good agent can show you all these things, but he must be familiar with the market and the area.
