How To Choose A Best Builder

Choosing someone to build your home is one of the most important decisions that need to be made throughout the entire home building process. Having the right builder working for you can mean the difference between having a beautiful, quality home and disaster. Do your homework and spend the time necessary to make sure that you hire the company with the perfect combination of quality workmanship, honesty, and fair price.
The process of choosing a builder goes far beyond opening your phone book and calling companies. Many reputable companies do not even have a listing as they get almost all of their work from referrals from previous customers. Your search should begin by talking to friends and neighbors who have built a home recently or know someone else who has. A real estate agent can be a great resource as they are often familiar with many different home construction companies and their work. Contact the home builders association in your area for lists of companies that meet their strict guidelines. Look in your local newspaper for new construction home listings in your price range.
Once you have narrowed your list of potential companies, contact each of them to get more information and to get a bid. Make sure that each of them is fully license and insured. Donít bother with companies that will not provide references. Actually follow up on these references by calling previous customers to find out about whether their home was built according to the expected timeframe and quality. It may also be helpful to look for previous customers on your own. Drive through neighborhoods where the company has recently worked and look for people who may be willing to share their experiences. In addition, many home building companies will also have finished homes that have been recently completed that you can walk through. Inspect the property closely and look for attention to detail and the quality of workmanship and materials.
Have at least three companies provide a written estimate. Make sure, though, that they are willing to provide a written contract with a set price before work ever begins. While home building can be expensive and many people are trying to complete the work as economically as possible, donít let price be the sole determining factor. Cheap materials may need repair sooner and can end up costing you more money down the road. Make sure that the contract clearly dictates every component that will be included in your home so that you will be assured of receiving the quality that you expect. Once you have selected a builder and signed the contract, work together with them closely to create the new home of your dreams.
