While buying a home is the dream of many individuals and family, there are a variety of reasons that are holding back people from buying their first home. The states of the market for example can make people just wait for the price of properties to come down to start seriously considering buy a house. For others, it is bad credit history because of financial missteps in the past or something that is totally out of their control. For many people with bad credit history, buying a home with a housing loan can sound like a pipe dream but it is indeed very possible to buy a home even if you have a bad credit history.

No matter how slim the chance is, there still remain that hope for people with bad credit history to secure a loan from lenders. If you want the simple answer to the question of how, it is through federal mortgage programs.

Under these programs, the Federal Housing Administration can insure one's loan. They have been doing it since 1934 and they have helped countless people buy their first property. If you can qualify for these programs, the fact that the loan would be insured means that the lender can provide you with the same deal that they offer to people with good credit history. Furthermore, another perk of qualifying for the aforementioned program is that you can pay as little as 3.5 percent of the purchase price. You do not have to spend years saving up for the down payment with that offered deal.

Another perk of being approved for a loan by the Federal Housing Administration is that the closing cost can be included in the loan. That means you do not have to worry about paying a significant amount even after paying off the loan. Sure, you would not be shedding closing costs at all but at least, you can pay for them in installment as you pay for the mortgage.

If you want to know if you can qualify for said programs, the first thing you should do is to talk with representatives of housing counseling agencies. There are counseling programs for free sponsored by the US Department of Housing and Urban Development and it would be a good idea to take advantage of such events. You will not only learn more about the process of buying a home but you can also ask if you can qualify for loans insured by the Federal Housing Administration as stated above.
